Lower Junction Construction Update

West Towns – 20 Perth Avenue

As our neighbours are aware, there has been significant activity at the West Towns site. We are happy to announce that the shoring process is complete. Installation of lagging—wooden beams placed between the steel piles around the perimeter of the site—is mostly complete and excavation work is also substantially complete.

Soil removal is underway, though due to weather conditions, such as the recent heavy rainfall, there may be some delay. Trucks that are taking the soil away are staged south of the site off Sterling Road in order to minimize traffic impacts on Perth Avenue.

Auto Building – 158 Sterling Road

Restoration work is progressing at the historic Auto Building, with electrical, sprinkler and plumbing systems continuing to be installed throughout the building. Almost all the new windows have been installed with the remainder to be fitted into place over the next few weeks.

Work continues in the basement level to install the key components of the electrical, HVAC and plumbing systems. Heating and cooling equipment is being installed and this work will continue over the coming weeks.


Construction hours are in accordance with the City of Toronto Construction Noise by-law [Toronto Municipal Code Noise § 591-2.1] with work occurring Monday to Friday between 7 am and 7 pm, and if required between 9 am and 7 pm on Saturdays.

Castlepoint Greybrook Sterling Inc. has provided an alternative to street parking for residents on Perth Avenue. A portion of the land at the corner of Perth Avenue and Sterling Road has been made available for those with parking passes.
