Launch of Toronto’s Newest Neighbourhood Project: Lower JCT. (Lower Junction)

We are excited to introduce Numa Development Corporation and Greybrook Realty Partner's latest project in the Junction Triangle. Lower JCT. is a new 8-acre neighbourhood project located in the south end of the Junction Triangle at Perth Avenue and Sterling Road. This new mixed-use community will provide space for up to 2,500 jobs, be home for 1,000 new residents, and support a number of community improvements, including a new park and open spaces, a new daycare facility and affordable housing.

NEW COMMUNITY AMENITIES

 The approved Lower JCT., a new and vibrant mixed-use district, will provide a number of community amenities, including:

  • A new 36-children day care facility
  • Over an acre of land for a new public park and open spaces
  • Restored and revitalized heritage building
  • New affordable housing
  • Flexible range of building areas to support a diversity of employment tenants, which is vital to economic sustainability and revitalization
  • Improved access to the West Toronto Rail Path off Perth Avenue
  • Realigned Perth Avenue
  • Museum of Contemporary Canadian Art relocating to the Auto BLDG.

The Museum of Contemporary Canadian Art (MOCCA) will be establishing a new permanent home in Lower JCT. MOCCA will be moving its operations to 158 Sterling Road where it will occupy the first three floors of the iconic Auto BLDG., which remain the tallest and most prominent building in the area. Numa Development Corporation with its partner Greybrook has committed to invest tens of millions of dollars into restoring and preserving this unique building and is targeting completion by the end of 2016.

REVITALIZATION WELL UNDERWAY

Plans and designs for Lower JCT. are well underway. Numa Development Corporation and Greybrook Realty Partners have assembled an international team of four architects including Chris Peck of Los Angeles, Toronto’s Peter Clewes of architectsAlliance, Prishram Jain of Tact Architecture, and Drew Sinclair of SvN for the first development phases of Lower JCT.

One of the next steps will be the start of the restoration and rehabilitation of the Auto BLDG., a heritage-designated industrial building and the new home for MOCCA and other tenants in the arts and digital media sector.

Several other new buildings are in the works, including the West TWNS. along Perth Avenue and two mid-rise buildings, one of which will be anchored by a local microbrewery/restaurant.

ENVIRONMENTAL PROGRAM COMPLETE 

Numa Development Corporation is leading the site redevelopment. Clean up of contamination related to the site's industrial past was undertaken by RioTinto Alcan in cooperation with Numa Development Corporation.  The comprehensive and state of the art soil remediation program, which began a few years ago, is now complete, enabling the approved Lower JCT. project to proceed.

NEW PUBLIC TRANSIT INVESTMENT 

The Lower JCT. currently benefits from significant transit investment and infrastructure. The new district is within walking distance of two subway stations, two streetcar lines, a GO station, the West Toronto Rail Path, and now the new Union-Pearson Express rail connection to the airport, which recently opened in June 2015.
